No universal winner
A portal enquiry is not yet a qualified buyer. The operational route is: retain the authorised source and property context, ask only the questions needed for the assigned team, distinguish ready from off-plan needs, and hand off to a human before advice, verification or a transaction step.
What current official sources establish
Property Finder’s Enterprise API documentation describes a CRM delivery route, while its Partner Hub documents a separate agency-number workflow for WhatsApp leads.
Bayut documents API delivery for several lead types, including WhatsApp views/leads in its own explanation of lead integration. It also documents a distinct off-plan New Project Leads Marketplace.

Document the source before moving the conversation
Start with the portal record, agency-authorised delivery route, property reference and timestamp. A portal API, portal CRM, email parser, portal WhatsApp entry and linked-device assistant are different technical arrangements.
