No universal winner

There is no universal “best” AI tool for a UK estate agency. A useful choice starts with the job to be done: portal delivery, CRM workflow, pre-viewing qualification, communication on a permitted channel, or a human-owned next action.

What current official sources establish

Rightmove’s 2026 membership guide describes Enquiry Manager as a lettings/rental tool. It does not establish a sales-buyer connector or any Conversa integration.

Zoopla documents Leads API and Push Delivery routes into agency technology, while its detailed support article says implementation details and terms need direct confirmation. That is not evidence of a Conversa connector.

Reapit and Alto document property-specific booking, applicant and viewing workflows. Their product pages establish vendor-described capabilities, not comparative performance or compatibility with Conversa.

Compare jobs, not vendor slogans

The table uses the same question for every category. “Not established” means the linked source does not establish it for this workflow; it is not a claim that the category can never support it.

The UK workflow is not one channel

An estate agency should not assume WhatsApp is the buyer’s preferred or permitted channel. Record the channel used by the enquiry, the customer’s preference and any opt-out state. The first implementation question is whether the message is a service response to a specific request or later direct marketing; those purposes have different governance questions.

Conversa is not presented as launched, supported or proven in the UK. This guide treats it only as a candidate to evaluate against a real agency workflow after the portal source, CRM, data roles, messaging permission and human ownership are agreed.

A cautious sales-buyer qualification record

For a sales enquiry, useful context can include target property or location, budget, funding route, AIP/DIP status where needed, chain position, timeframe and viewing availability. A decision in principle is not a mortgage offer. A record should help a named negotiator make the next decision, not create an opaque automated rejection.

  • Property fit, budget and essential requirements.
  • Cash, mortgage, sale-proceeds or mixed funding context.
  • Chain position and timing.
  • Viewing readiness and a named human outcome: confirm, clarify or take over.

Privacy and fair-treatment questions

ICO guidance requires a lawful basis and appropriate contractual controls where a provider processes personal data. Its marketing guidance distinguishes an administrative or service message from promotion. These are diligence questions, not a claim that any product is compliant. For a UK-wide deployment, also account for jurisdictional differences: the cited home-buying guidance is for England and Wales, while the TPO code covers England, Wales and Northern Ireland.

Conversa boundary in this guide

  • This guide makes no UK launch, support, Rightmove, Zoopla, Reapit or Alto connector claim for Conversa.
  • Conversa complements a full property CRM; it is not described as replacing one.
  • The current offer is existing inbound buyer-enquiry handling, not seller acquisition, lettings or automated tenant eligibility.

What still needs independent or market-specific evidence

  • No UK agency pilot, channel-preference research, local legal review or UK customer outcome is established here.
  • No named portal/CRM integration, pricing, availability, response time, conversion or viewing outcome is claimed.
  • A UK test needs a redacted portal-to-owner trace, permission and opt-out handling, a sales-only question set and a human review path.
