No universal winner
Portal delivery, CRM automation and a conversation are separate layers. A sales-buyer workflow should preserve the property and source, collect only relevant context, keep every consequential decision with a named person and treat a viewing as a request until it is confirmed.
What current official sources establish
Zoopla documents API and push delivery for lead data; it also maintains a lead report for portal records. The detailed API page is older, so account-level eligibility and current terms should be rechecked.
Reapit documents pre-qualification forms and viewing slots, while Alto describes a viewing request that the agency reviews before accepting or declining.
GOV.UK distinguishes a decision in principle from a mortgage offer, and the TPO code keeps offer handling and source-of-funds context within an agent’s record and seller communication process.
A sales-only route to test
Begin with a property enquiry in the portal dashboard, email record, API or push delivery channel the agency is already authorised to use. Preserve the source, property and timestamp. Ask for buyer context only if it helps the agent decide whether to clarify, propose a slot or take over. Do not use the flow for lettings eligibility, tenant screening or a silent refusal.
Questions before a viewing
The objective is not a score. It is enough context for the agent to make a fair next decision: property and area fit, budget, mortgage/cash/sale-proceeds route, AIP/DIP if appropriate, chain position, timeframe and availability. A buyer can still make an offer even where financial qualification is incomplete; the human agency process remains responsible for its handling.
Channel and direct-marketing boundary
Use the permitted channel selected by the enquirer, and keep a clear record of preference or opt-out. The ICO says that a service message becomes direct marketing when promotional material is added. A response to one property does not automatically establish permission to nurture a buyer with unrelated listings or services.
